Property staging is not a new concept but is becoming increasingly popular and the results speak for themselves.  Beautifully furnished properties sell quicker and for more money than un-staged. Some will benefit from a price reduction, but a refresh, some new soft furnishing and great lighting could negate the need to have that "price reduction" conversation with your vendor.

It may be difficult to sell this idea to your client but in your role as an agent, you may have had first hand experience of this phenomena.  The Home Staging Association reports that 100% of staged property sell faster.  80% of staged properties increased offer values of between 1-10%. 

It makes complete sense in so many ways for your vendors to consider staging their empty house or flat, or refreshing an already occupied home.  Rooms look bigger when furnished and 90% of people are unable to envisage how a room would work when it is void of furniture and personality.  Most people know what they like when they see it, they just don't know how to achieve it.  Suggesting uses for rooms can open up lots of discussion. You are not always just selling a house but a lifestyle.
